Het karakteristieke kantoorpand aan de Titanialaan 11–13 in Heerhugowaard stond al geruime tijd leeg. Hier zijn in 2021 32 zelfstandige woonruimtes gerealiseerd. De oppervlakte van de studio’s varieert van 20 m2 tot 38m2. De studio's zin opgeleverd in januari 2022 en nu komt er een mooie studio vrij.
De locatie is prima: op loopafstand van het NS-Station Heerhugowaard en het winkelcentrum Middenwaard ligt op 1 kilometer.

Deze studio heeft een oppervlakte van 30 m2 en is gelegen aan de voorzijde op de tweede verdieping. De studio is voorzien van een moderne keuken met inbouwapparatuur: inductiekookplaat met afzuiger, combimagnetron en een koelkast met vriesvakje. De volledig betegelde badkamer is voorzien van wastafel, inloopdouche en wc. De studio’s zijn voorzien van onderhoudsvrije pvc vloeren en strak afgewerkte wanden en plafonds. Ook de plafondverlichting is al aanwezig.

Het gebouw is goed geïsoleerd, Energielabel A. Het gebouw is al van het gas af, verwarming gaat via vloerverwarming d.m.v. een warmtepomp en warmwater via een elektrische boiler. Ventilatie gaat d.m.v. een warmte-terugwin installatie.
Er zijn per etage gezamenlijke ruimtes met wasmachines. In het souterrain is een eigen (fietsen) berging. Er is voldoende parkeerruimte op het eigen terrein.

In het souterrain is een gezamenlijke werk-studie, deze werkplekken zijn beschikbaar voor alle bewoners. In een naastgelegen gedeelte van het souterrain is ook een gezamenlijke mini-fitnessruimte ingericht met verschillende sporttoestellen.
Er zijn veel groenvoorzieningen rondom het pand en er is een dakterras voor gezamenlijk gebruik.

De servicekosten bedragen € 175,- per studio. Daarin zit de vergoeding voor verwarming, elektra, (warm) water, kabel-tv en internet. Het gebruik van de de pvc-vloeren en de verlichting in de studio's zit eveneens hierbij. Maar ook de vergoeding voor het gebruik van de algemene ruimtes en het gebruik van de wasmachines zit in de servicekosten.
Je betaalt eigenlijk zelf alleen de gemeentelijke- en waterschapslasten, dit is omdat je gaat inschrijven op het adres.

Bijzonderheden:
- Huurprijs is EXCLUSIEF € 175 servicekosten;
- Minimale huurperiode is één jaar en de borg is € 1000.
- De studio is i.v.m. de grootte geschikt voor één persoon, dus niet voor stelletjes;
- Huisdieren zijn niet toegestaan en niet roken binnenshuis;

The characteristic office building at Titanialaan 11–13 in Heerhugowaard had been empty for some time. 32 independent living spaces were realized here in 2021. The surface area of the studios varies from 20 m2 to 38 m2. The studios were completed in January 2022 and now a beautiful studio is available.
The location is excellent: within walking distance of the Heerhugowaard train station and the Middenwaard shopping center is 1 kilometer away.

This studio has an area of 30 m2 and is located at the front on the second floor. The studio has a modern kitchen with built-in appliances: induction hob with extractor fan, combination microwave and a refrigerator with freezer. The fully tiled bathroom has a sink, walk-in shower and toilet. The studios are equipped with maintenance-free PVC floors and sleek walls and ceilings. The ceiling lighting is also already present.

The building is well insulated, Energy Label A. The building has already gotten rid of gas, heating is via underfloor heating. a heat pump and hot water via an electric boiler. Ventilation is done by means of a heat recovery installation.
There are communal areas with washing machines on each floor. There is a private (bicycle) storage room in the basement. There is sufficient parking space on site.

There is a joint work-study area in the basement, these workplaces are available to all residents. In an adjacent part of the basement there is also a shared mini-gym with various sports equipment.
There are many green areas around the building and there is a roof terrace for shared use.

The service costs are €175 per studio. This includes the reimbursement for heating, electricity, (hot) water, cable TV and internet. This also includes the use of PVC floors and lighting in the studios. But the fee for the use of the common areas and the use of the washing machines is also included in the service costs.
You actually only pay the municipal and water board charges yourself, this is because you are registering at the address.

Particularities:

- Minimum rental period is one year and the deposit is € 1000.
- The studio is closed due to the size is suitable for one person, so not for couples;
- Pets are not allowed and no smoking indoors;
